Build on your own land!

Atteberry Homes has the capability to build on your own land if you are within a 40 mile radius of Olathe KS. We can work with you to help determine if the land you own is buildable, if septic or sewer are options and whether it is affordable to build there for the home of your dreams.

Although we are not a custom builder, we can build one of our current plans with multiple options to have a beautiful home in an area that you love! There are many factors to building on undeveloped land, so there will be a lot of conversations, back and forth discussions and phone calls to city, county and other businesses to discuss the location of the build, the permits required, building codes for that area, as well as any easements, driveway length and other factors that play into that build. This sometimes will take a year and even more depending on the complexity of the location and permitting. Our small business will pay attention to detail and have some finishes that can bring the cost down to a more affordable option, however the cost to build in a remote location is typically much higher than in an already developed lot within the city limits. If you are interested in finding out more about this type of building opportunity, then contact us for more information as well as a meeting for New Homes Olathe KS.

As you think about building on your own land, understand that the timeframe will take longer on an undeveloped area as there may be easements, length of driveway, location of septic/sewer, soil tests and many other areas that must be addressed. The plans for your home build will need to be stamped by an architect, also approved by the city/county where you are building. These processes all take some time when first starting. Plan for 6-8 weeks to get through this process once a plan has been selected and all the changes/requirements and choices have been made. The preference is for you to carry the construction loan or a bridge loan if that is possible. If not, then we can discuss that further. Expect that an offsite build location will likely take up to a year and possibly more depending on the complexity of the job. Weather and other factors can also cause unexpected delays in the build process, so keep that in mind when thinking about the timeframe to build your home. While we strive to stay within the contractual agreement we know there are factors that can throw the dates and costs off. There will be clauses in the contract that factor in these possibilities. As with everything, prices do tend to go up over time and a bid for New Homes Olathe KS can change over time. We try to keep this in mind when bidding the job out and price the home accordingly. If you make changes after the final contractual agreement is signed and in place, there will be change orders added and fees applied for those change orders, so be aware of that. Understand that change orders may also change the timeframe to completion of a project depending on the magnitude of the changes that are requested by the homeowner. If this happens, we will need to add an addendum to the initial contract, modify the schedule accordingly and invoice for the additional changes to the project.

Atteberry Homes will do their best to accommodate your requests and build your home in the timeframe that we discuss in the meetings. The preliminary work for architectural stamps, city permits and approvals will require a non-refundable builder’s deposit that is typically 5% of the cost of the home. This ensures that we receive payment for the time spent preparing for this build job and will provide payment to the engineers, city/county permit costs, etc. If the final numbers that come in from the bid for the home build are substantially higher than anticipated, know that we can bring some costs down either by building a different plan that fits your needs better or the finishes can be tweaked to eliminate some of the unexpected costs. Whatever we do, it is our goal to always provide our customer with an amazing home that is not only beautiful on the outside, but also on the inside. We pride ourselves on the quality of our construction and offer a 1 Year everything, 10 year structural warranty to all of our homeowners during the closing process of the home. Know that Atteberry Homes is an honest company and we strive to make our customers satisfied and excited over their new home! It is our wish to provide the dream home that you have been waiting for and want this home to be your “forever” home. Our goal is to make your dreams come true! If building a home on your own land has been something you have been wanting to do, call us to set up a preliminary meeting in our office.

We will then want to visit your site, check the land records for any waterways, easements or other things that we may run into during a build job. We would likely walk the land, get a feel for what you are wanting, how the driveway comes into the property and look at other possible issues that we may run into. Just know that this process takes a bit longer than a build job in a New Homes Olathe KS subdivision. We will try to make this process as painless as possible for you the customer, but want to make sure we know all of the details before saying that we can do a particular project. With that in mind, you can reach out to our team to start the process and discover whether we are able to bring your dreams to fruition! Atteberry Homes will build you a better home for a better life!
